Posted January 15, 200916 yr We are planning on moving over Easter, but sometimes I look up real estate to get a good idea of what's out there. We will be looking for somewhere that allows pets, but there are a lot of other things that we want in a place too. Today I found somewhere PERFECT.... and not only does it allow pets, it has an enormous patio area that's well covered and fenced off, so that if we stayed there a while, we could easily start up our little patio aviary! And I reaaaally like the photos, it's just so nice- not only does it meet all our criteria, but it just feels like a place I would love to live. And it's not even expensive! The sad thing is..... it is available a month before we're ready for it The other sad thing is that they've already stopped advertising it because it had too much interest, but I'm still going to go for the inspection in Feb. Not only do I not like our chances of getting it (since it's so perfect and popular), but the sensible thing would be to not even apply since it's a month too early. But, I do love it *sigh*
January 15, 200916 yr I know how you feel, we are finally looking to get out of rental and buy our own and found a place we love but haven't got the whole deposit saved so it could well be gone by the time we are ready to make an offer, so frustrating!!!
January 15, 200916 yr Author I know... having a home you love is such an enormous thing, it would be nice to have more time to consider and prepare rather than the pressure you get from having to sign things quickly and have the money quickly etc.
January 15, 200916 yr Apply for it. I don't know what Brisbane is like, but Sydney is in a rental crisis. Places get snapped up very quickly. In saying that, when my place was being rented out, the real estate agent did not take the first-comer. This was to enable me to get the best tennant. I would contact that real estate agent and sell yourself well. Let them know that you would be a good tennant, tell them why, tell them your limitations, and go from there. Nothign ventured nothing gained.
January 15, 200916 yr Boy do I know how that feels! Hubby and I are looking at moving within the next few months, but I've already fallen in love with a house! Its sooo perfect but its available way before we're ready I'm sure there would have been alot of interest in it already as its a great place for the price. *sighs*

January 16, 200916 yr Author I think the reason mine's not expensive (haha, notice how I said "mine", oops) is because it's not close to the city, and also it might be small. But we're moving from a squishy townhouse that we also love, so it doesn't need to be big. And we love the location, even if it's not as convenient as other places it's a nice neighbourhood. Dave-- thanks for the suggestion, makes me have a bit more confidence in my decision haha. We have talked about it and decided that if there are no loop holes in the application form (e.g. having to pay a deposit that you lose if you don't get it, or the application already binding you to taking the offer, etc) then we will apply, and see what happens. But if it's one of those ones that we could lose money on just applying, or where we aren't allowed to change our mind before even signing a lease, then we will wait until April. The odds of us actually getting it are so slim anyway, so we might as well apply I guess. If we don't get it then there's no regrets and we move over Easter like we wanted. If we do get it, it's tricky to know if we should take it but maybe it's meant to be!
January 16, 200916 yr I think you should apply. There shoudl not be an application fee or deposit on the application. You should be able to apply with nothing to lose. If they want you as a good tennant, they will think you are worth the wait.
January 16, 200916 yr Author I have heard that a lot more are starting to ask for a week's rent as a deposit, and last time I looked for a rental there were a few that said the application was already considered binding - if you apply, you must accept. I hope the majority aren't like that. If we don't get this place, I'd like to have the flexibility to put in a stack of applications at once. Will have to wait and see with this one!
January 17, 200916 yr Author Update: We talked it through a lot more, and are going to apply! Even though it's ready four weeks before we want it, the rent is $30 a week less than we expected and budgeted for. So we did the sums and assuming that the rent doesn't go up in 6 months (or, if it does, that whatever other place we may have got instead would also go up by the same proportion)... then technically we break even by renting a cheaper place a little earlier. So yay- my husband is keen on it too! Although he is not getting his hopes up as much as I am lol. We will apply, and if we don't get it then I guess that just means we'll find something with better timing for us. But I have never seen anything I love this much and have been looking obsessively for a while now so many many fingers crossed :bliss:

A budgie lover deserves the best! i know how frustrating finding a nice place afordable and good location can be im at my mums waiting for a home i have drempt of and prayed for and hoped and kept my dream alive and this march april my dream is becomming a reality its taken years of manafestation and praying but its happening finally the world works in misterious ways dont give in just foccus on your want and belive truthfully within yourself that you do desirve this what was ment to be will be and what ever way be sure to know it was for a reason good luck nothing in this world is unreachable if you really want it

January 22, 200916 yr Hi Krosp, one thing you could try, which will kind of help you jump the queue ahead of the other prospective tenants, is to write a comprehensive letter of introduction to the landlord, as well as filling in an application form. Tell the landlord about yourself, where you've been living, why you need to move etc etc, why you think his/her place is perfect for you, your job situation/rental history in detail (make sure you leave no "gaps" in your history, as it's the proverbial "red flag" to a landlord). This sort of letter will ensure your application gets noticed ahead of anyone else's, and marks you out as someone out of the ordinary, who is prepared to spend time on the landlord-tenant relationship - always a plus for a landlord! And if it's managed by an agent, they will be sure to talk you up to the landlord, as hardly anyone else bothers to write letters these days! Best of luck!
January 22, 200916 yr Author Thanks budgiesaurus - that is a great tip! We were planning to do that anyway, but my husband was reluctant to put in so much detail of our financial situation in case we come across as desperate or trying to prove something. So it's good to hear that detail is helpful.
January 23, 200916 yr Author We thought about getting back into breeding budgies in quite a few more years if we manage to buy a place. But I'm starting to think that if I get this rental place and it turns out to be long-term, we could so start sooner It's an ideal place for it. Sigh...... back to waiting lol

January 30, 200916 yr Author Update: I rang the agent because I remembered the inspection was meant to be the 3rd of Feb. Whew... good thing I did. So they put my name down on the list again. There time hasn't been decided yet, but the inspection is on Tuesday!!!!!! I downloaded the application forms and whew---- so stressful--- there was a page in there that my current property manager is supposed to fill out and fax to them. But today is her last day in the office before annual leave! SO glad I printed the forms today rather than waiting until the weekend. I hope she gets my email and does the fax and it goes through. I don't trust faxes very much My husband works late on Tuesdays... hope he can make the inspection
March 2, 200916 yr Author *UPDATE* Well.... we didn't get this place We didn't even get the chance. I rang back and emailed a number of times and was always told "We have a LOT of interest and a very long list" -- basically implying- don't bother. They did say they'd call me when an inspection happens- but they didn't. There was only so much following up I could do, and I guess they just left me out because I was at the bottom of the long list. That is exactly what I was afraid would happen. I guess we missed out because today is the day that the lease was meant to start on that place. I am okay about it though, because in the meantime we have been to heaps of other inspections and although most places in our price range are disgusting, we have found a really perfect townhouse and applied for it. We were the first application, but it has still been over a week since we applied and they haven't made their decision. I am getting SO fed up with waiting, but if this is the one, it will be totally worth it. The website does say "no pets" but we told them about the budgie on the application and they did say they were taking our application to the owner so I'm guessing it should be okay. I suppose I just wouldn't get any more just yet if we do get it and are allowed to keep Cosmo. Can't wait until I have signed a lease the stress of waiting is really starting to get to me physically now.
